Commercial estimating packages built around your scope

Commercial scopes may involve multiple specifications, plan disciplines, bid addenda and alternate conditions. We start with the requested trades, drawing versions, project geography and deadline before confirming what a quantity takeoff or priced estimate will cover.

Trade-based BOQ

Quantity registers by CSI division, item, measuring unit and drawing reference. Distinct trades and measurement units are never added into an ambiguous overall quantity.

Drawing markups

Where requested, area, length and count markups help the recipient connect measurements back to the concept or supplied drawing. Sheet names and revision references support traceability.

Estimate summary

When pricing is included, material, labor and equipment inputs are separated from measured quantities. Any allowance, exclusion, pricing assumptions and currency are identified for review.

Illustrated example: 9,600 SF office fit-out

Explore our featured commercial demonstration, created specifically as a sample of report structure. It covers nine conceptual space zones, 96 quantity-register line items, five marked drawing sheets and selected architectural plus partial MEP scopes. For finish-only work, see flooring takeoffs.

Flooring

Resilient flooring, carpet tile, tile and sealed slab finishes are identified in different quantities rather than blended into one combined finish.

Ceilings & partitions

ACT and gypsum ceiling areas, partition board measurements, paint surfaces and selected door items are reported with their own units.

Selected electrical

Lighting and power/data symbols are examples of schedule-driven counts, not a complete electrical design or permit estimate.

Illustrative cost model

Editable fictional rates demonstrate how measured quantities can feed the estimate. They are not current regional vendor quotations.

What we need before accepting a commercial estimate

01

Scope list

Tell us the bid package, trades, divisions, inclusions and alternates. For a large multi-trade bid, identify the priority deliverables.

02

Drawings and addenda

Share issued sets, specifications, addenda and revision dates. Flag any missing disciplines that affect the requested scope.

03

Estimating basis

Confirm quantities-only versus priced estimate, locale, units, currency and whether you want to supply the labor/material unit rates.

04

Review and delivery

Agree on deadline, reporting template, revision procedure and how quantity or scope clarifications will be handled.

Commercial estimating questions

Can you prepare only selected trades?

Yes, quote requests can specify selected trades. The proposal identifies which trades can be delivered and which are out of scope.

Can you match our company's BOQ format?

Share your template with the inquiry. We can review compatibility and confirm the agreed file format before accepting the assignment.

How are bid addenda handled?

The proposal should define the revision cutoff and any later change requests. Updated quantities are traceable to the supplied drawing revision; addenda are not automatically included without review.

Is the 9,600 SF example a real completed client project?

No. The report, drawings and rate inputs are intentionally fictional demonstration materials and are not suitable for a real project bid.
